Commercial vs Residential Roofing in Atlanta: What's Different

If you own a commercial property in Atlanta — an office, a warehouse, a retail space — your roof is not the same as your neighbor's house. The materials are different. The installation is different. The maintenance is different. And the contractors who do it are different.

Flat vs pitched

Most commercial roofs are flat or low-slope. Residential roofs are pitched. A flat roof doesn't shed water the same way. It needs a membrane system — TPO, PVC, EPDM, or modified bitumen — that's sealed at every seam. If a seam fails, water pools and finds its way in. A residential roofer who only does shingles should not be on your commercial roof. Different skill set, different tools, different warranty.

TPO and PVC — the Atlanta standard

TPO and PVC are white thermoplastic membranes. They reflect heat, which matters in a Georgia summer when your AC is already struggling. They're welded at the seams with hot air, creating a single continuous waterproof layer. A good TPO roof lasts 20-30 years with proper maintenance. A bad installation fails in 5.

Maintenance is not optional

A commercial roof needs at least one inspection per year. Drains clog. Seams separate. HVAC units get serviced and the technicians damage the roof membrane. A small issue caught early is a $500 repair. The same issue found six months later when water is dripping into your inventory is a $20,000 claim.

Find a commercial specialist, not a generalist

The roofer who does great work on houses in Buckhead might have never touched a TPO membrane. Ask a commercial roofer: What systems are you certified to install? Who manufactures your materials? Can I see a commercial project you completed in the last six months? The answers tell you everything.
