How Much Does a Roof Replacement Cost in Atlanta?
I've talked to enough roofers now to give you a straight answer. A roof replacement in Atlanta runs anywhere from $8,000 to $25,000 for a typical single-family home. That range is wide because the variables are wide.
Here's what actually drives the price.
Size and pitch
The bigger the roof and the steeper the pitch, the more it costs. A 1,500-square-foot ranch with a gentle slope is on the low end. A 3,000-square-foot two-story with a steep pitch is on the high end. Steep roofs take longer, require more safety equipment, and waste more material. Labor is the biggest line item on any roofing quote, and labor scales with difficulty.
Materials
Asphalt shingles: $4-7 per square foot installed. Architectural shingles add about 20%. Metal roofing: $9-15 per square foot. Slate or tile: you're looking at $15-30 per square foot and you need a crew that knows what they're doing. Most Atlanta homes use architectural asphalt — it's the sweet spot of cost, durability, and curb appeal.
The decking
This is the one most homeowners ignore. When the old roof comes off, the roofer inspects the wood deck underneath. If there's rot or water damage, that decking needs to be replaced. And you won't know until the shingles come off. A good roofer will tell you upfront: expect to pay for some decking replacement. It usually adds $2-4 per square foot for the affected areas.
Insurance claims
If your roof was damaged by a storm, your homeowners insurance may cover the replacement. You pay your deductible, they pay the rest. But — and this matters — insurance companies have adjusters whose job is to minimize what they pay out. A roofer who knows how to work with insurance adjusters can make a five-figure difference in what gets covered. That's a whole separate skill set, and not every roofer has it.
Bottom line: get three quotes. Ask about the decking. Ask about their insurance claims experience. And if one quote is dramatically lower than the others, ask yourself what they're skipping.
