Roof Insurance Claims in Atlanta: What Your Adjuster Won't Tell You

The adjuster's playbook
An adjuster shows up, walks the roof, takes some photos, and writes a report. That report determines what gets covered. If the adjuster says the damage is "cosmetic" or "pre-existing," it doesn't get covered. The roofer who shows up with you to that inspection can point out damage the adjuster might miss or dismiss. That roofer knows Georgia building code. They know what the insurance policy actually covers. They can fight the report before it becomes final.
Get a roofer, not just an adjuster
Never let an adjuster inspect your roof without your roofer present. The roofer is your advocate. They can say "that's hail damage, here's the proof" in a way that a homeowner can't. They can supplement the claim if the adjuster's estimate is too low. Most roofers who do insurance work don't charge for this — they get paid when the claim is approved and they do the work.
What gets covered
Your policy covers "sudden and accidental" damage. Hail cracks shingles. Wind lifts them. Trees fall on them. All covered. What's not covered: gradual wear and tear, neglect, or a roof that's simply too old. The gray area is when a storm damages a roof that was already old. The adjuster will try to blame the age. Your roofer needs to prove the storm did it.
The deductible
Your deductible is what you pay out of pocket. Some roofers offer to "waive" your deductible. Be careful with this. In Georgia, it's legally questionable — it can look like insurance fraud. A legitimate roofer works with your insurance, charges you your deductible, and doesn't play games.
