Signs Your Roof Needs Replacing Before It Leaks

Most people don't think about their roof until it fails. But by then, you're not just paying for a roof — you're paying for drywall, insulation, flooring, and maybe mold remediation. A roof replacement that should have cost $12,000 becomes a $30,000 insurance claim because nobody looked up.

Here's what to look for before the leak starts.

1. Curling or missing shingles

Walk outside and look up. If shingles are curling at the edges, missing entirely, or you see bare spots where the granules have worn off, your roof is telling you it's time. Shingles curl when they're old and losing their ability to lay flat. Water gets underneath them. It's only a matter of time.

2. Granules in the gutters

Clean your gutters and look at what's in them. If you see a lot of what looks like coarse black sand, those are the granules from your shingles. Shingles shed granules as they age. When enough granules are gone, the asphalt underneath is exposed to UV and breaks down fast.

3. Age

Most asphalt shingle roofs in Georgia last 18-25 years. If your roof is older than 20 years, you're on borrowed time. Even if it looks fine from the ground. The materials degrade from the inside out — UV exposure, heat cycling, moisture. You can't see it until it fails.

4. Daylight through the attic

Go into your attic on a sunny day and turn off the lights. If you can see daylight coming through the roof boards, water can get in too. This is often the first sign of a problem, and it's the easiest to check.

5. Sagging

If any part of your roof looks like it's dipping or sagging, you've got a structural problem. Water has been getting in for a while, and the decking underneath is rotting. This is past the warning-sign stage. This is the "call a roofer today" stage.

One inspection a year catches most of this before it becomes a crisis. Most roofers do free inspections. Use them.
